Germany is serious about climate protection, and the Gebäudeenergiegesetz (GEG) is one of its most powerful tools to reduce carbon emissions in the building sector. Whether you're a homeowner, builder, or investor, this law affects how buildings are constructed, renovated, and heated.
What Is the GEG?
The GEG, which came into force in November 2020, consolidates and replaces three previous laws:
Energieeinsparungsgesetz (EnEG) – Energy Conservation Act
Energieeinsparverordnung (EnEV) – Energy Saving Ordinance
EEWärmeG – Act on Renewable Energies in the Heat Sector
Its goal? To improve energy efficiency and promote the use of renewable energy in buildings.
🏗️ Key Requirements for New Buildings
Primary Energy Demand: New buildings must meet stricter limits on annual primary energy consumption. As of 2023, the standard was tightened to 55% of the reference building’s demand.
Renewable Heating: New heating systems must use at least 65% renewable energy starting in 2024.
Energy Performance Certificates: Builders must provide certificates showing the building’s energy efficiency.
🏚️ Rules for Existing Buildings
Heating System Replacement: Oil or gas heating systems older than 30 years must be replaced. New systems must meet the 65% renewable energy threshold.
Renovation Triggers: Major renovations (e.g., replacing more than 10% of a building’s exterior surface) may require upgrades to meet GEG standards.
Transitional Periods: There are grace periods until 2026 or 2028 for certain heating systems installed during the transition.
🌱 Climate Goals and Impact
The GEG is designed to help Germany meet its national climate targets, including:
Reducing greenhouse gas emissions
Increasing the share of renewable energy
Promoting energy-efficient construction and retrofitting
💡 What It Means for You
If you own property in Germany or plan to build, the GEG affects:
